Located within walking distance of Wadebridge town and only a short drive away from the popular locations of Rock and Polzeath. A bungalow came for sale in the summer of 2017. Development properties in the Wadebridge area don’t often come up for sale. Viewing the bungalow, we were instantly captivated by the far-reaching views over the Camel Estuary and beyond. On a clear day you can see for over 30 miles.
Open plan living area on the ground floor with large panoramic windows and an elevated terrace area were put in place to the north elevation allowing greater visuals down onto the river and town of Wadebridge.
Due to the fixed orientation of the site the sun path had to be analysed in detail. The entrance to the site is on the south side and the garden to north, we needed to maximise light through the front elevation of the property while also reducing shading to the garden. Correct orientation of a new home allows the homeowner to take advantage of the suns natural energy and lower utility costs.
